FAQ

FAQs

Most driveways will take my company 1-2 days. This includes removing and hauling the old driveway and necessary soil, forming, steel placement and concrete placing and finishing. Other companies often quote 3-5 days for the same work. This capability is made possible by the right equipment and the right employees. The typical concrete patio replacement requires an additional day over the same size driveway due to the limited access.

This one, honestly, makes me chuckle a little on the inside.  Only a little, because I realize that most of these types of questions come from clients that have serious drainage issues with their old driveways and patios.

Surface drainage problems arise from 2 primary causes:

  1. Improper forming and finishing where the minimum 1/8" per foot of fall is not provided.  We provide a more positive 3/16"-1/4" per foot of fall where possible.  Situations where the minimum pitch cannot be achieved requires a drain pipe system to be installed.  This is determined at our initial appointment in most cases and any additional costs provided at that time.

  2. Movement of the existing concrete due to tree roots, poor compaction, etc which changes the original pitch of the surface in an unfavorable way.  We remove any root material under and near our work and compact the sub-base using various equipment.  We also provide more aggressive solutions in rare cases such as an integral concrete footing, pvc root barrier material and instructing our clients about periodic root abatement procedures along the edges of our work.

We pour all our residential slabs a minimum of 4" thick.  This is a measured 4" thick and not just the height of a 2x4 which is only 3.5".  This, along with proper compaction, proper steel reinforcement and frequent control joints, insures a long lasting concrete driveway or patio.  Additional thicknesses are naturally an option at additional cost but normally not necessary with most residential installations.  All our concrete slabs are poured using 3000 psi minimum.

We accept all methods of payment including credit cards but, unlike most companies, we don't ask for any payment until the job is complete on most projects.  In cases where the size of the job is larger or the need to pre-order special materials is required, the terms will be spelled out clearly up front.  In all cases, however, we make sure our work is ahead of your money.

Paving FAQs

Yes, we take great pride in the quality of our work and stand behind it with an exceptional warranty. Unlike the typical industry standard, our warranty is usually three times the normal duration, offering you added peace of mind. Should any issues arise from our services, we are committed to addressing them promptly. Our priority is your satisfaction, and we aim to foster long-term relationships built on trust, reliability, and excellence.

At Driveway Masters, we use only the finest materials and expert craftsmanship to guarantee the longevity and durability of your investment. Your new driveway or parking lot is designed to last 25 to 30 years, depending on local climate conditions and the severity of winters. Additionally, we cannot overstate the importance of regular asphalt maintenance to ensure its continued performance and longevity. Driveway Masters also offers comprehensive asphalt maintenance services to keep your investment in top condition for years to come.

Many companies claim you can use your driveway the same day, but this is typically due to the use of lower-quality asphalt in smaller quantities. At Driveway Masters, we prioritize durability by using high-grade asphalt in substantial amounts, which requires a longer curing time. As a result, it typically takes four to five days for your driveway to fully cure before it is suitable for parking. Don’t worry! If you need to access your garage, you can drive in and out within 48 hours of completion, although we recommend waiting the full curing time for optimal results. Commercial parking lots can be opened to traffic immediately.

While we often face rainy or drizzly weather, our experienced team is skilled at completing jobs even when the ground isn’t fully dry. However, the severity of the rain and ground saturation may affect our ability to work that day. At Driveway Masters, we always strive to meet our deadlines, but we will never proceed with paving if it means compromising the high standards we uphold. Although weather conditions are unpredictable, we guarantee that we will always maintain open communication with you throughout the process.

At Driveway Masters, the ideal surface thickness for your driveway or parking lot is largely dependent on the types of vehicles and the stresses placed on the surface. We offer an unmatched amount of high-quality blacktop, using a non-recycled mix to ensure durability. The amount of asphalt we apply can be tailored to meet your specific needs. While other paving companies may offer lower prices, this often comes at the cost of using less material. It may be cheaper upfront, but when amortized over decades, the quality and longevity of your investment with Driveway Masters far outweigh the initial savings. Remember, no matter our buying power, the use of virgin asphalt, or our state-of-the-art equipment, it’s our skill set and over 30 years of experience that ensures the best results.

Yes, cold temperatures can impact asphalt paving. However, unlike other companies that specialize in multiple trades, we are masters of one. At Driveway Masters, we use heated trucks to transport materials, ensuring they arrive at the job site at the optimal temperature. We are experts in compaction, making sure the pavement remains workable even in colder conditions. With a combined experience of over 100 years, we never compromise on quality and would never risk exposing your project to subpar workmanship. We’re not in the business of guaranteeing work that’s destined to fail.

Sealcoating FAQs

Sealcoating typically lasts 2-3 years. However, factors such as winter conditions, plowing, salting, and general wear will affect the longevity. Our material is specially formulated for heavy-duty commercial use and is transported from Ohio. Not all sealers are the same, so pricing may vary. Remember, our prices are generally amortized over three years, and we are committed to maintaining our integrity by using only high-quality materials—something that is often overlooked by others in the area.

The Sealcoating process involves our patented and exclusive 5-step approach:

  1. Surface Cleaning: The first step is to remove any debris, dirt, rocks, and oil from the surface. This may involve pressure washing, sweeping, or using blowers to ensure the area is clean.
  2. Surface Preparation: We then address cracks, potholes, and oil spots on the driveway or parking lot to ensure a smooth and clean surface for application.
  3. Edging: We carefully edge the borders and edges of the surface to ensure a neat and precise sealcoating application.
  4. Crack and Pothole Filling: We fill cracks and potholes to prevent water damage and ensure long-term durability.

Pressure Seal Application: Finally, we apply the sealcoat evenly and precisely to ensure optimal results. Our experienced team, with decades of training, will ensure the job is done right the first time with Driveway Masters.

In NY/CT, it is ideal to sealcoat during the warmer, drier months to ensure proper curing. At Driveway Masters, we provide free estimates for your driveway or parking lot all year long. We generally perform sealcoating from the end of April to the end of October.

While sealcoating will address minor surface cracks, it is strongly recommended to repair larger cracks and potholes before applying the sealer. This ensures proper adhesion and the best possible results.

Many customers are unaware of the benefits of regular sealcoating and are not properly educated by their paving companies, which can prevent the rapid deterioration of new driveways. Over our 34 years in business, we have found that driveways and parking lots that are regularly sealcoated can last between 20 and 30 years.

Typically, your parking lot can handle foot traffic 6-8 hours after sealcoating. However, vehicular traffic should wait 1-3 days before use. It’s crucial to protect newly sealed asphalt from harsh automotive chemicals such as oil and gas during the first few days. Within approximately 30 days, the sealed surface will be able to withstand extreme weather conditions and more rigorous vehicle activities. However, it's best to refrain from activities like parking lot burnouts during this initial period.

At Driveway Masters, we are committed to using high-quality materials and never cut corners. Unlike other companies that may claim it’s safe to drive on the driveway after just 24 hours, we believe in doing things the right way. In our experience, companies that use products from big-box stores (which often only last six months) or watered-down products may provide misleading information about drying times.
